Great book for a beginner or a pro. The book is really organized well and he is a PRO! I highly recommend buying the book if your interested in real estate. All the late night tv infomercials where you go to a hotel and they try to take $30,000 from you upselling you little by little is a major ripoff. This guy is the real deal! Save your money and learn from him. The book is well-organized and thorough. I highly recommend reading the book for anyone even remotely intersted in real estate investments with little or no money. I'm 60 years old and wish I knew him 20 years ago. He also has an incredible real estate radio show in Phili, PA.
Great book that takes a in depth look into the mind of a Real Estate entrepreneur. Phil walks you through the hard times that come with learning how to make money in real estate. He offers practical wisdom and advice. He chronicles his experiences in real estate and how to avoid the mistakes he made. What I like most about the book is that he sees potential in every deal you just have to STRUCTURE it the right way. His outside the box thinking will inspire you too. As with any book or piece of advice in this business just one small tip can save you thousands so don't even think about the $20 or so you'll spend on the book. Just buy it, read it, and learn from someone else's experience.
Entertaining read
I really enjoyed reading Phil's book last weekend. He chronicles his escapades about building a succesful real estate career in a very entertaining life story. The witty description of his acquisition of properties and knowledge simplifies landlord skills, buying priciples, no money down concepts, and even tax strategy. I recommend this book for beginners or experienced real estate investors.

it's all about how one man did things his way. Doesn't mean it will, can or should be my way.
I enjoyed reading this book. I read a lot of real estate books and this one was more of an overview of the industry and the authors personal journey rather than a specific step by step how-to. As a twenty year veteran myself I enjoyed his stories as I can relate. I recommend this book for seasoned investors as well as newbies for helping them to get their heads in the right place and think of the big picture.
Loved the book!. My favorite part was when Phil sold his residential properties and flipped it to commercial. We often find ourselves looking for the next "new thing"; when in fact the answers are simple and right in front of us. I loved how Phil has the insight to provide that first hand knowledge for the reader. Phil was honest and explained about the bad times he had throughout his real estate career. This book is worth your time, money and effort. Thank You Mr. Falcone
